Yes, although ours is a "POA" (Property Owners Association) rather than an "HOA" (Home Owners Association). The same Florida Statute 720 laws prevail over the Stonecrest POA as other Florida HOAs.
A Property Owners Association (POA) is a legal entity created by a real estate developer for the purpose of developing, managing, and selling a community of homes. It is given the authority to enforce the Covenants, Conditions & Restrictions (CC&Rs) and to manage the common amenities of the development. It allows a developer to end their responsibility over the community, typically by transferring ownership of the association to the homeowners after selling. Generally accepted as a voluntary association of homeowners gathered together to protect their property values and to improve the neighborhood, a large percentage of US neighborhoods where freestanding homes exist have an HOA. Most homeowners associations are non-profit organizations and are subject to state statutes that govern non-profit corporations and homeowners associations.
The purpose of Stonecrest’s Property Owners Association is to own and maintain the common areas for the benefit of all homeowners. These areas include amenity buildings and structures, landscaping, and neighborhood parks. The Association, through its Board of Directors, also enforces the rights and obligations outlined in the Declaration of Covenants and Restrictions for the community.
Every property owner within Stonecrest is a member of the Stonecrest POA.
The Board of Directors is made up of Stonecrest resident volunteers who are elected by homeowners to serve one- and two-year terms.
Yes, the POA charges homeowners a fee in the form of monthly dues. For standard single-family homes, the amount is $145 per month. For Villa homes (homes in which all lawn care and landscaping services are provided by the Association), the dues are $278 per month.
The the monthly POA dues cover Association management fees; costs associated with maintenance and upkeep of all community amenities, structures and features (including the roadways, which are privately owned by Stonecrest POA); and vendor and subcontractor expenses. The dues also help to fund the POA's reserve funds, which are set aside for future maintenance items and emergency repairs as they arise.
Pest control, electricity, water, internet, television/cable, homeowner insurance, and lawn care (except in the case of Villa homes) are all the responsibility of each homeowner and not covered by POA dues. In addition, golf course memberships are not included in POA dues, as the golf course is a privately owned entity.

Castle Group provides a full-time, onsite team that includes a CAM (Community Association Manager) and full administrative staff, as well as maintenance and housekeeping personnel.
Association management is a distinct field of management because of the unique environment of associations. Associations are unique in that the 'owners' are dues-paying members. Members also govern their association through an elected board or other governing body, along with association committees, commissions, task forces, councils, and other units. Typically, the Board selects, retains, and evaluates a chief executive officer or an executive director who is responsible for the day-to-day management of the Association and paid staff.
Managers within the association environment are responsible for many of the same tasks that are found in other organizational contexts. These include human resource management, financial management, meeting management, IT management, and project management.
Other aspects of management, which are unique to association managers, include membership recruitment and retention; tax-exempt accounting and financial management; development of non-dues revenue; and fundraising.

No. Both the golf course and the restaurant are privately owned and operated.
Anyone from the general public may enter the Stonecrest community to gain access to either the golf course or the restaurant during the country club's normal operating hours ONLY.
No. Stonecrest residents who wish to become golf course members must do so at their own expense.
Yes. Both entry gates (Main and North) are physically staffed by onsite guards on a regular schedule. When guards are not present, outside guests and vendors must use the Envera virtual kiosk to gain access to the community.
Envera is the gate management system used by Stonecrest to help ensure the safety of all residents. It uses RFID technology to trigger the gate arms when a resident approaches an entry point. Envera also provides 24/7 gate monitoring via cameras and virtual attendants.
It's not hard at all! Upon move-in, each household is provided its own individual Envera account in which to enter vendor and guest names. Homeowners may specify that a particular guest or vendor is allowed entry only for a limited time period (temporary) or entry any time on a permanent basis.
For residents who may be unable to access their Envera account via the internet or a smartphone, the POA Office staff are available to assist in entering names and credentials to a homeowner's guest list.
Yes. Our security team is made up of Class D certified guards. In addition to gate guards, Stonecrest also utilizes a roving patrol ("rover"), who drives through all of the Stonecrest neighborhoods and checks all of the facilities and amenities on a regular basis. In addition, the rover can ask to see Stonecrest ID cards from any resident at any time, and the rover has the authority to escort non-residents from the property if the need arises.
Yes. Lease agreements must be for a minimum of 90 days, and lease paperwork for any rental property must be filed with the POA Office. In addition, all renters/tenants need to attend a New Resident Orientation session, conducted by the POA staff, so that they can be properly educated on the community rules.
Local Realtors can tell you the location of any available rental homes. Many of these homes are also listed on Zillow as well.
No, these types of rental homes are not allowed.
Yes. Tenants and renters have full access to all of Stonecrest's features and amenities. They can also join clubs and activity groups and attend any of our onsite entertainment and events. The only thing renters cannot do is run for a seat on the Board of Directors or vote in the Annual Meeting & Election, as those are reserved exclusively for homeowners.
No. The community is fully built out with 2,223 single-family homes. No new construction lots are available.
The POA Office staff is available for short, informal tours. However, your best bet is to contact one of our resident Realtors. They live here in Stonecrest and can give you a full tour of the entire property as well as an "insider" perspective.
We do not offer overnight stays.
The oldest homes were built starting in 1990. Construction continued through 2023 when Stonecrest was officially fully built out.
The price range runs from the upper $200s to the low $700s, with an average size of between 1,238 and 2,243 sq. ft. Stonecrest homes have between 2 and 4 bedrooms, with 2 to 3 bathrooms. Garages generally hold 2 to 3 cars, and some have an extra golf cart garage entry door. Average lot size is 1/4 acre.

Literally right across the street from Stonecrest, you'll find the Summerfield branch store of the Marion County Tax Collector's office. There, you can register your car, get a new Florida driver's license, and pay your property taxes.
Moving trucks are permitted on property between 7:00 a.m. and 7:00 p.m. Moving trucks and moving storage containers (example: PODS) are allowed to be parked at the resident's home for loading and unloading for a reasonable length of time as long as they fit in the driveway.
Yes. Residents are limited to no more than two pets per household. There are no breed restrictions and no weight restrictions.
Stonecrest has 9 designated dog walking areas, as well as an off-leash dog park (club membership required) on property. Doggy waste bag stations are strategically placed throughout the community.
Yes, with ARC application and approval, the backyards of Stonecrest homes can be fenced in. A specific type of fencing (green chain link) is required, and certain size specifications apply. New homeowners must submit an ARC application prior to any new fence installation. Many homes at Stonecrest already have a fenced-in backyard.

Yes. Homeowners must first submit an ARC application with all construction details and wait for review/approval prior to starting this type of work. Note that many homes at Stonecrest already have pools and/or birdcages installed.
Yes. Stonecrest is a 55-and-over community, which means that at least one member of the household must be age 55. Stonecrest is also an 80/20 community, meaning that at least 80% of households must be owned by seniors. Guests under the age of 18 may stay at Stonecrest for up to three months maximum.
The Fitness Center is for use by trained adult Stonecrest residents only -- no guests or children allowed. New residents may sign up to attend a Fitness Center training orientation, which is given weekly. After the orientation, residents will be asked to sign a waiver, and a special sticker will be added to a resident's Stonecrest ID card, indicating they have received the training. There is no additional cost for using the Fitness Center.
Yes. Resident may fish at either the Crestview Lake or the Meadows Pond.
No. While there are literally dozens of retail shops, home improvement stores, and doctor's offices and restaurants that are golf cart accessible from Stonecrest, The Villages is not.
